You do not have to be home for our service team to visit and address any submitted service requests. However, when entering the request, you do have the ability to set your apartment access preferences and specify if you would like to be home during these visits or if you require a phone call before we enter the home.
We do have maintenance on-site. We have a service team including a maintenance supervisor, a maintenance technician, and a groundskeeper.
We offer 24-hour emergency maintenance services to address urgent situations. A member of our team is always on-call to assist with any emergency needs. Residents can simply call the leasing office and follow the prompts to submit an emergency maintenance request. Our service team will then follow up with you as soon as possible to resolve the issue.
You have several options for submitting a service request, with the most efficient method being through the resident portal at www.rentcafe.com. Alternatively, you can contact our leasing office by phone or email, and any member of our team will be happy to assist by entering the request on your behalf.
Rent Plus is a program designed to report all on-time rental payments made by leaseholders to all three major credit bureaus. By participating in Rent Plus, you can improve your credit score and build a positive credit history based on your timely rent payments.
Jetty is a program designed to help our renters reduce their upfront move-in costs. Instead of a traditional security deposit, the Jetty bond agreement serves as a substitute, with a one-time non-refundable fee. The amount of the fee is determined based on the results of your completed application and helps meet the deposit requirements.
Residents are permitted to have a maximum of two pets per apartment.
Yes, we love our furry friends! While we do have some breed restrictions and a maximum weight of 100 pounds up to two animals. Our pet-friendly amenities ensure that your furry companions can enjoy an elevated living experience as well.
A valid, government issued ID, and documentation to verify your income (bank statements, paystubs). A passport is considered a form of a government issued ID.
If an application is denied, you will receive a refund of the $200.00 administration fee (usually within 3-7 days). The $75.00 application fee is non-refundable.
Utilities are not included in the rent; however, we offer a convenient Smart Bundle package. The Smart Bundle covers water, sewer, pest control, standard parking, compactor service, and access to resident social events. The monthly fee for the Smart Bundle is as follows:
• $70 for a one-bedroom
• $80 for a two-bedroom
• $95 for a three-bedroom
The Smart Bundle will be added to your resident account each month, allowing you to pay it alongside your rent.
All applicants are subject to a credit check and criminal background check. Additionally, we require that renters meet an income requirement of three times the monthly rent (before taxes) as combined income for all leaseholders. Income verification must be completed through a system called Two Dots.
